DESIGN SERVICES
Since the scope of every project is different, we tailor the services we provide and the process we use to the individual needs of each client. For the typical project, the following is an overview of the design process at Davis & Davis Design / Build.
Schematic Design
1. Meet with clients to discuss initial needs, wants, and requirements (list of spaces, design style, values, construction budget, etc.).
2. Gather all necessary existing structure measurements, heights, photos, siteinformation.
3. Review code and zoning requirements for the project.
4. Prepare initial design alternatives, which typically include 3D modeling, basic elevation views, rough floor plans, and sections, when appropriate.
5. Meet with clients to review and discuss the design options. Identify a preferred design direction.
Design Development
1. Prepare increasingly detailed plans for review. These will typically include 3D modeling, larger scale floor plans, elevations, and preliminary structural and roof plans (if applicable).
2. Prepare preliminary cost estimates for the project.
3. Meet with clients to discuss developing design and budget issues.
4. This process continues until all major design and budget issues have been resolved.
CONSTRUCTION DOCUMENTS
1. Prepare a set of plans that can be used for detailed cost estimating, submitted for city plan review and permitting, and construction. This plan set typically includes:
a. “As built” and demolition plans.
b. Floor plans.
c. Exterior and / or interior elevations.
d. Building sections and details as needed.
e. Structural plans and incorporation of engineering information.
f. Roof plans.
g. Plan notes and / or specifications.
2. Meet with clients to review the final plan set.
3. Make final changes / corrections.
FEES
All time spent on site measurements, zoning and code review, design, construction budget consulting, engineer consultations, and plan preparation is billed at $95.00 an hour. Initial client meetings are not billed for all projects over 20 hours. For projects over $100,000.00, design fees will be capped at 4% of construction costs. Structural engineering and surveying fees are billed separately at cost.
